House construction stages in Chennai — a quality checklist for every stage.
Most faults in a house are built in at a stage that is covered up within days — steel under concrete, waterproofing under tiles. This checklist walks through each stage of an independent house in Chennai and what should be checked before work moves on.

Before work starts
- Approved plan and structural drawings in hand, and read — not just signed
- A line-item BOQ with brand, grade and quantity for every item
- A dated milestone plan, and a payment schedule tied to inspected stages
- Site boundary and setting-out checked against the approved plan
Marking, excavation and footing
- Centre-line marking checked against the drawing before digging
- Excavation depth and size as per the structural drawing
- Footing reinforcement — bar size, spacing and cover blocks — checked before the pour
- Column starter bars positioned and tied correctly
Columns, beams and slabs
This is the stage that decides the building. Once concrete is poured, nobody can see the steel underneath — so every element should be signed off before concrete arrives.
- Steel grade and brand matched to the BOQ, with invoices
- Bar sizes, spacing, laps and cover blocks as per the drawing
- Shuttering true, level and propped, with no gaps
- Concrete cubes cast at the pour and lab-tested at 7 and 28 days
- Curing started on time and kept up
Brickwork and plastering
- Walls in line, level and plumb, with joints filled
- Lintels and sunshades placed as drawn
- Electrical and plumbing chasing done before plaster, not after
- Plaster thickness and finish consistent, with curing
Waterproofing, finishing and handover
- Terrace, bathroom and balcony waterproofing tested before tiles cover it
- Material grades on delivery matched to the BOQ — substitutions approved in writing
- A full snag list before handover, every item closed by the contractor
- Defects followed up after you move in, for the period in your agreement
What owners ask us about construction stages checklist.
Which construction stage is the most important to inspect?
Reinforcement before every pour — footings, columns, beams and slabs. Steel, cover and shuttering mistakes are invisible once concrete is placed and very expensive to fix later.
What is a concrete cube test?
Sample cubes are cast from the concrete used on site and crushed in a lab, usually at 7 and 28 days, to check the concrete reached the strength the design needs.
Can I do these checks myself?
You can follow the checklist, but measuring steel, cover and quantities needs a trained eye. If you are on site yourself, a stage-wise inspection by an engineer at the critical stages is a sensible middle path.
Do you inspect houses already under construction in Chennai?
Yes. Most of our sites are already half-built when we join — we inspect what is built and apply the checklist from that day forward.
